Bank Statement Income
Self-employed borrowers benefit big time by using their bank statements instead of tax returns. This program allows borrowers to qualify for a higher loan amount for refinances and higher sales prices for purchases.

Q. How do you calculate income using my business bank statements?
Your business account gross income deposits are totalled and averaged over 1, 12 or 24 months Most lenders will give you income credit for 50% of that amount. Exceptions allowed using higher percentages.
Q. How do you calculate income using 12 months of my personal bank statements?
Your monthly deposits are totalled for the last 12 months and you are given 100% credit for that amount as income.
Q. Do all deposits count towards my income?
No. Transfers from other accounts or deposits that are clearly not income are not included in your income.
